I’m currently experiencing high latency and inconsistent speeds between devices on my LAN, which affects a couple of things including PS5 remote play.

My current set up is less than ideal due to the fact I can’t wire up the house with ethernet.

I get nearly 100mbps with powerline at my office and around 70mbps at the entertainment centre. All other devices connect via wifi.

Even though this set up is less than ideal it’s the best I’ve been able to get without spending a ton of money wiring my home properly. To add insult to injury, the ethernet socket from the ISP sits inside of a cupboard with solid walls around it. This predates me living here, I don’t know what they were thinking.

Two issues I’m trying to determine, which are possibly related. First, I have very high latency between wifi and wired (anywhere from 8 to 20ms). Second, PS remote play works like arse (ps5 connected to powerline and reporting 90mbps both ways and remote player on wifi). Speeds between devices that aren’t on the same switch are all over the place - I expect this from powerline, but not so much from wifi.

Things I can’t change: the router location and the wiring. Things I can change: everything else.

Any ideas?
