No reason a startup would need YOUR internet hardware to do their work. They should only need square footage and maybe power to install equipment - not your internet access, or your devices… sounds really dodgy.

NIC’s create and disassemble network packets which requires more compute power
Switch ports just pass them from one to another which requires less
The physical port(s) you plug the RJ45 into is not what is driving the cost, it’s the brains behind that.
Get a real domain. Then you can use external stuff tonight you want.
